Why Is My Mini Split Leaking Water?

Common Causes of Water Leaks

1. Clogged or Dirty Drain Line

Over time, the condensate (drain) line can become clogged with dirt, algae, or debris. This prevents water from draining properly and causes it to overflow inside the unit.

  • What to check: Look near the outdoor drain line for water dripping slowly or backing up.
  • What to do: Use a wet/dry vacuum at the outdoor drain line to clear the blockage, or contact a professional for a full line flush.

2. Improper Installation (Tilted Unit)

If the indoor unit was installed without the correct downward tilt toward the drain pan outlet, water may not drain properly.

  • What to check: Look at the indoor unit — is it tilted forward or flat?
  • What to do: This usually requires an installer to re-level or re-mount the unit correctly.

3. Frozen Evaporator Coil

A frozen coil will eventually thaw and release excess water, which can overwhelm the drain pan.

  • Causes: Low refrigerant, poor airflow, or dirty filters.
  • What to do: Turn off the unit to let it thaw, clean or replace the air filters, and call a technician to check refrigerant levels.

4. Cracked or Disconnected Drain Pan or Hose

5. High Humidity or Extended Use
